The community sits at about 2,182 feet in the valley of the French Broad River, eight miles southwest of Hendersonville and eleven northeast of Brevard, with US 64 running through it. Etowah covers nearly eighteen square miles and borders Mills River to the north, Horse Shoe to the northeast and Transylvania County to the west.

Valley position is the whole story for building here. On river-valley bottom the digging is straightforward, a crane can get where it needs to be, and the money goes into the pool and what surrounds it instead of into moving earth. The same argument makes Fletcher and Mills River easy ground, and all three are a genuinely different proposition from the steep lots north and west of Asheville.

Head west toward the Transylvania County line and the land starts climbing toward the higher ground around Brevard. Two Etowah addresses can still be different projects, though far less so than in most of the towns we work in.

Level ground means a bigger pool is realistic

Level ground buys you more pool for the same money, and a retaining wall is the clearest example of why.

On a steep lot, a large share of the budget is spent before anyone sees a pool. Cutting into the slope, holding back what sits above it, hauling material off the property and building drainage to keep hillside runoff out of the pool area all get paid for first. None of that shows up in the finished photograph.

Valley ground in Etowah carries almost none of that expense. The same money buys more pool, a bigger patio, or the heating and cover that extend your season, instead of a retaining wall you will never think about again.

The river, and where water goes

The flip side of valley ground is water, since low land close to the French Broad and the creeks feeding it drains slowly.

Low land near the river can carry a high water table, poor drainage or floodplain constraints that decide where a pool can legally and sensibly sit. On a property like that, where the water goes matters more than almost anything else about the design, and it needs answering before the shape of the pool is settled instead of after.

Water is rarely a reason not to build in Etowah. Frequently it is the reason a pool sits raised rather than sunk, or sits somewhere in the yard other than the corner you first pictured.

Septic, and where an Etowah pool can actually go

Much of Etowah is on septic, and on a septic lot the tank and the drain field decide where the pool goes instead of you.

Nothing gets built over the tank or the drain field: not the pool, not the patio, not the equipment pad. The field also has a reserve area that has to stay clear so it can be replaced one day, and that area is easy to build on by accident because there is nothing to see on the surface.

Finding where the tank, the field, the reserve and the buried lines actually sit is one of the first things that happens on a site visit. On a large valley lot there is usually room to work around all of it.

Which pools suit Etowah lots

On the valley ground, all four shell types are usually on the table, because the driveway and the crane position rarely rule anything out. The decision comes down to what you want instead of what the site will tolerate: precast and fiberglass for speed and a finished shell, gunite if the design needs a shape or a depth nothing is molded in.

Level ground is also the case where a larger shell is worth considering. A full-size fiberglass shell runs up to about 16 feet wide and needs a route in and a crane position, both of which valley lots with straight drives usually offer.

A container pool still has a place here: on narrow lots, on properties where the flat area is a strip instead of a square, and where the septic layout leaves one usable line of ground.

Where the water table or drainage is the constraint, the pool frequently wants to sit raised, which turns retaining into part of the finished structure instead of a fix.

A heat pump and a cover are what answer that. Neither one improves July, and both of them turn May and October into months you can actually use.
